This design-build delivery included the design and construction of a hybrid structure which included modular living units, providing 108 new student beds, and a conventional site-built atrium providing student support spaces and common dining areas. The conventional built structure is built around a Glulam Pinwheel structure and uses both mass timber and structural steel for efficiency. The atrium incorporates thoughtful indigenous design with the three-floor open design with cedar accent features and a large skylight at the center of the pinwheel structure. This project is designed under the BC Wood First principle with wood modular framing and primarily wood structure. The project is also designed for Step 4 of the BC Energy Step Code. The total building footprint is 41,000 ft2
